Why people make this move

Loading in Angel
Angel is Islington controlled parking throughout and Upper Street has no realistic stopping during the day. The Georgian terraces around Duncan Terrace, Colebrooke Row and the streets behind Camden Passage have half landings that turn tightly, external steps up to a raised ground floor, and basement flats reached by their own staircase. The newer blocks along City Road and around the Angel junction have lifts and are far easier. Where the street has no free bay we apply to Islington for a suspension, which wants several working days.

Walthamstow is easier than Angel at almost every address, which is unusual for this list. The Warner flats, the maisonettes built in pairs with their own front doors, are the local quirk: no communal hallway, a staircase immediately inside the door, and no room at all to turn a wardrobe at the bottom. Those come apart rather than go round. The terraces around Walthamstow Village have resident bays and reasonable frontage. The new blocks along Blackhorse Lane and around the Wetlands have lifts, and some have a loading bay that needs booking with the concierge. Waltham Forest runs its own suspension process for the streets where a bay is worth having.
The journey
The two options are the A10 north through Stoke Newington then east on the A503 to Blackhorse Road, or east first through Dalston and up the Lea Bridge Road. The A503 route is the more reliable of the two, though neither is quick between four and seven.
Lea Bridge Road in particular has been under near permanent roadworks for cycle infrastructure and the timings are unpredictable rather than merely slow. Because your price is fixed rather than hourly, that is our scheduling problem and not your bill, but it is why we prefer a morning start on this corridor.
Warner flats, and why we ask about them by name
Walthamstow has thousands of Warner properties, built as half-houses with a shared roof and separate front doors, one flat up and one down. They are lovely to live in and specific to move into. The upstairs flat has its own staircase starting a metre inside the front door, with no hallway and no turn.
A double wardrobe, a king bed frame and most three seat sofas will not go up it assembled. We take those apart and rebuild them, which is inside the price rather than an extra, but only if we knew about it. If the listing said maisonette and the front door is one of a pair, tell us.
What six miles does to the price
Around thirty pounds on a one bedroom against a Zone 1 to Zone 1 move, and a little more on a job that needs two runs, since each run is fifty minutes of driving rather than twenty. It is a real cost and a small one.
The larger swing is still the stairs. An Angel basement conversion with an external staircase, moving into a Warner upstairs flat, is a two staircase job at both ends and sits near the top of its band. A lift at the Angel end into a Blackhorse Lane new build with a goods lift sits near the bottom of the same band, for identical furniture.
What makes this move go well
- Say if the E17 property is a Warner flat or an upstairs maisonette, because the staircase decides the crew
- Start in the morning: the A503 and Lea Bridge Road are both far worse after four
- Empty the wardrobe into bags rather than leaving it loaded, since it is likely coming apart anyway
- If you are leaving an Angel basement, check whether the external steps have a handrail that needs to come off

The upstairs staircase starts immediately inside the door with no room to turn, so wardrobes, bed frames and larger sofas come apart to go up. We do that as part of the job, and we would rather know before the day.
How long does the move take?
Five to six hours for a one bedroom, a full day for a two or three bedroom. The drive is twenty five to fifty minutes each way, so a job needing two runs spends a real part of the day on the road.
Do I need a suspension in Walthamstow?
Less often than in Angel. Many of the E17 terraced streets have resident bays we can use, and the newer Blackhorse Lane blocks have a loading bay instead. Where a suspension is worth having, Waltham Forest runs its own application at £45 to £120 a day and wants several working days notice.
Can you do it on a Saturday?
Yes, though it costs ten to fifteen per cent more and the roads on this corridor are no better at the weekend than midweek. A Tuesday or Wednesday morning is the cheapest and fastest version of this move.
