The Barbican is the single most misjudged move in central London. People book a van for a two bedroom flat, the van arrives, and then discovers that the flat is reached from a car park two levels down, through a lift, along a podium walkway, and that the front door is a hundred and fifty metres from anywhere a vehicle can stop.
None of that is a problem if it is planned for. We know which car park serves which block, which lifts take furniture, and what the estate office needs booked. What we will not do is quote a Barbican flat as though it were a street level terrace.
The buildings in Barbican
Estate flats and maisonettes in the towers and terrace blocks, plus the Golden Lane estate just north. Interiors are well proportioned and the lifts within the blocks are adequate. The difficulty is entirely in the approach: the podium level walkways, the distance from the car parks, and the fact that levels do not connect the way a map suggests. Some flats are on split levels internally too.
Parking, loading and access in Barbican
The Barbican sits inside the Congestion Charge zone. There is no street loading at the flats themselves. Access is through the estate car parks, which have height restrictions, and then via lift and walkway. The estate office manages access and generally wants moves booked in advance, particularly for the towers. Beech Street runs beneath the estate and has its own restrictions. Golden Lane has more conventional street access on its northern side.

How does a Barbican move actually work?
The van goes into the estate car park serving your block, subject to the height limit, and everything comes up by lift and along the podium walkway to your door. The carry is long and that is the honest reality of the estate. Tell us your block and flat number and we will know the route before we arrive.
Will your van fit in the estate car park?
A Luton will not. The car park height limits rule out box vans, so Barbican jobs run with a smaller vehicle and more trips. That is factored into the price rather than sprung on you when the van stops at the barrier.
Do I need to tell the estate office?
Usually yes, particularly in the towers. The estate manages lift access and wants moves booked. Give us your block and we will confirm what they need, or you can arrange it and tell us the slot.
