The King's Cross estate north of the station is one of the easiest places in central London to move into, and one of the most rule-bound. Coal Drops Yard, Granary Square and the residential blocks around them have loading bays, service lifts and an estate management team who want everything booked. Away from the estate it is a different area entirely. The Georgian terraces on the Islington side and around Argyle Square are converted flats with narrow stairs, and the parking is ordinary borough controlled parking with all that implies.

The buildings in King's Cross

The new developments are apartment blocks with concierge, goods lift and a booked loading bay, plus a set of contractor rules that have to be met before anything comes through the door. The older stock around Argyle Square and Caledonian Road is Victorian terrace conversions, four storeys, no lift. Between them sit a number of warehouse conversions with wide access but slow lifts.

King's Cross sits at the northern edge of the Congestion Charge zone, with Euston Road as the boundary, so the answer depends on the address. Pentonville Road and York Way carry restrictions. The estate is privately managed with its own access control and loading bay booking system, which we deal with directly.
