Man and Van in Kennington: Removals for SE11
Covering SE11, SE17 in Lambeth and Southwark. Georgian terraces, small squares and estate blocks between the Oval and Elephant. Fixed price agreed before we start, with the parking, the lift and the access sorted in advance.
Kennington sits just south of the river between Vauxhall and Elephant and Castle, close enough to Westminster that a lot of the people who move here work there. The housing is older and more settled than its neighbours: Georgian terraces along Kennington Road, the small squares at Cleaver Square and Walcot Square, and the neo-Georgian cottages the Duchy of Cornwall built around Courtenay Street and Cardigan Street.
Most of the work is flat moves: a conversion on Kennington Road, a one bedroom on one of the estates, a couple moving from a rented flat into a first house further south. Sizes are ordinary, and what varies is the stairs and the parking. We cover Kennington as a neighbour of Waterloo and Vauxhall, priced the same way as everywhere else.
The buildings in Kennington
The Georgian terraces on Kennington Road and Kennington Park Road are tall, with raised ground floors, basement flats down area steps and narrow staircases that turn at every landing. The squares are the same in a smaller form. The Duchy of Cornwall cottages and terraces are two storeys with small rooms and tight stairs that suit a flat pack wardrobe better than an antique one. Around them are large council estates with lifts and deck access, including the Cotton Gardens towers on Kennington Lane, and newer developments near the Oval and towards Vauxhall with concierge desks and booked lifts.
Parking, loading and access in Kennington
The Congestion Charge boundary runs along Kennington Lane, so Walcot Square and the streets north of it towards Lambeth North are inside the zone, while Cleaver Square, the Oval and everything south of the lane are outside. The ULEZ applies to all of it. Where either charge applies it is in the price. Lambeth controls most of the parking, with Southwark covering the SE17 streets to the east, and both use controlled parking zones with permit bays on the residential streets. Kennington Park Road is a red route and Kennington Road is busy with buses, so we load from side streets or the estate service roads. On big match days at the Oval the streets around Harleyford Road and Kennington Oval fill up, and we steer clear of those dates where we can.

Man and van in Kennington: common questions
Am I inside the Congestion Charge zone?
It depends which side of Kennington Lane you are on. North of it you are inside the zone, south of it you are outside. Give us the postcode and street and we will tell you, and the charge is included in the price wherever it applies.
Is an Oval match day a problem?
For addresses near the ground it can be. Parking disappears and the roads around Harleyford Road and the Oval are slow before and after play. If your date clashes with a big fixture we will say so and suggest an alternative.
Which council do I deal with for a bay suspension?
Lambeth for most of SE11, Southwark for the SE17 streets on the eastern side. We check the address and apply to the right one, and the suspension is passed on at cost.
