Chelsea moves at a domestic scale. Most of what we do is one and two bedroom flats in converted terraces off the King's Road, family houses on the streets towards the river, and the occasional mews where the access decides everything.
The pattern that catches people out is the raised ground floor. A great many Chelsea houses have steps up from the pavement before you even reach the front door, and then a communal staircase inside. It is not difficult, but it doubles the handling on the heavy pieces, which is why we ask about it before quoting.
The buildings in Chelsea
Victorian and Georgian terraces converted into flats make up the majority, with the original stairs still in place and a half landing turn that dictates what fits. The garden square streets around Carlyle Square and Paultons Square are the same in a grander form. Towards World's End and the SW10 border there are estate blocks with lifts, and the mews scattered throughout are narrow with living space over a garage.
Parking, loading and access in Chelsea
Chelsea sits mostly outside the Congestion Charge zone, which makes it cheaper to move to and from than most of the centre. Kensington and Chelsea controls the parking and the bays are permit-dominated through the working day, so a suspension is often worth the cost for a full move. The King's Road itself carries restrictions and is slow at almost any hour. Cheyne Walk along the river is a red route. Mews access needs checking individually.

Is Chelsea in the Congestion Charge zone?
Most of it is not. The zone boundary runs to the east of Chelsea, so the majority of SW3 and SW10 addresses sit outside it. If your move crosses into the zone at the other end the charge applies to that leg, and it is already included in the price we give you.
How far ahead do I need to book a bay suspension?
Kensington and Chelsea want several working days' notice, and longer in busy periods. If you want a suspension for a Saturday move, ask us at least a fortnight out. We handle the application, you just need to decide early enough for it to be possible.
My house has steps up to the front door. Does that change the price?
It changes the crew rather than the rate. External steps plus an internal staircase means the heavy pieces get handled twice, so we send two people where one might otherwise do. Tell us when you book and the quote already reflects it.
