Man and Van in Maida Vale: Mansion Flat Removals
Covering W9 in City of Westminster. Red brick mansion blocks and Little Venice stucco along the canal. Fixed price agreed before we start, with the parking, the lift and the access sorted in advance.
Maida Vale is mansion flat country. The red brick blocks on Elgin Avenue, Randolph Avenue, Castellain Road and Lauderdale Road were built as flats from the start, around the turn of the last century, and most of our work here is moving people in and out of them: a one or two bedroom flat, three or four floors up, with a lift that may or may not take the furniture.
Towards the canal it changes. Little Venice, around Warwick Avenue, Blomfield Road and Warrington Crescent, is white stucco villas and terraces, many of them divided into flats with raised ground floors and tall staircases. Those moves have more in common with Bayswater than with the rest of W9.
The buildings in Maida Vale
The mansion blocks are the defining stock: Elgin Mansions, Lauderdale Mansions, Castellain Mansions and dozens more like them, four to six storeys, with a communal stair and in many cases a small lift. The lift takes boxes and a person; sofas, wardrobes and bed bases usually go by the stairs. The stucco houses of Little Venice have wide rooms and steep, turning staircases, and their lower ground flats are reached down front area steps. Towards Harrow Road there are post-war estate blocks, the Elgin Estate among them, with proper lifts.
Parking, loading and access in Maida Vale
Maida Vale is outside the Congestion Charge zone, and the ULEZ applies as it does everywhere in London; where either applies it is in the price. Westminster controls the parking and the avenues are lined with permit bays that are well used through the day. The width helps: Elgin Avenue, Randolph Avenue and Sutherland Avenue are broad enough that a van in a suspended bay does not block the road, which is not true of most of central London. The main road, Maida Vale itself, carries buses and is no place to stop. Some mansion blocks have a forecourt or rear yard, and a few managing agents will let a van stand there with notice, which is worth asking about before paying for a suspension.

Man and van in Maida Vale: common questions
My mansion block lift is tiny. What happens to the sofa?
It goes down the stairs, which is normal in Maida Vale. The communal stairs in most blocks are wide enough for a sofa on its end, though the turns decide it. Send us the sofa dimensions and a photo of the stair if you can, and we will tell you before the day whether it goes whole or needs the feet and back taken off.
Can you get a bay suspended on Elgin Avenue or Randolph Avenue?
Yes, through Westminster, with several working days of notice. On these wide avenues a suspension is often worth it for a full flat, because it puts the van right outside and keeps the carry short. The suspension cost is passed on at cost.
Is Maida Vale in the Congestion Charge zone?
No. W9 is outside it. If the move ends inside the zone, the charge for that leg is included in the price we quote.
