Man and Van in St John's Wood: Removals for NW8
Covering NW8 in City of Westminster. Porter-managed blocks and Victorian villas north of Regent's Park. Fixed price agreed before we start, with the parking, the lift and the access sorted in advance.
St John's Wood is one of the few places this close to the centre where a lot of people live in whole houses. The detached and semi-detached villas on Hamilton Terrace, Acacia Road and the roads off Avenue Road mean bigger moves than Zone 1 usually produces, often a full household with a garden, a garage and years of accumulated storage.
The other half of NW8 is flats in large purpose built blocks along Prince Albert Road, Wellington Road and around the High Street, many of them porter-managed, with service lifts and rules about when removals can happen. Those moves are about booking the lift and the porter rather than about volume. We are covering St John's Wood as a neighbour of the central areas, and the pricing works the same way: one figure agreed before we start.
The buildings in St John's Wood
Three sorts of building. The villas, Italianate and later Victorian, have wide front doors and generous stairs but long paths from the gate, and basements that were often dug out later with a narrow internal stair. The mansion blocks and interwar purpose built blocks along Prince Albert Road, Wellington Road and Grove End Road have porters and service lifts, and most set removal hours and ask for floor protection. Towards Lisson Grove there are council and housing association blocks with ordinary lift access and newer apartment buildings with concierge desks.
Parking, loading and access in St John's Wood
St John's Wood is outside the Congestion Charge zone but inside the ULEZ, like the rest of London; where either applies to the route it is in the price. Westminster controls the parking and most residential streets are permit bays during controlled hours. Wellington Road and Finchley Road are busy main routes where we do not stop. On match days at Lord's the streets around Grove End Road, St John's Wood Road and Wellington Road fill with visitors and the parking pressure spreads well beyond them, so we check the fixture list before confirming a date. Abbey Road has its own hazard in the visitors stopping on the zebra crossing outside the studios. Many of the larger houses have off-street parking, which makes loading easy if the drive can be cleared.

Man and van in St John's Wood: common questions
Is a Lord's match day a problem for a move?
It can be for addresses close to the ground. Parking fills early and the roads around Grove End Road and Wellington Road are slow before and after play. We check the fixture list when you give us a date and suggest another day if yours clashes with a big match.
My block only allows removals at set times. Can you work within them?
Yes. Most porter-managed blocks in NW8 set removal hours and want the lift protected and booked. Tell us the rules or put us in touch with the porter, and we will plan the day around the window rather than trying to stretch it.
We are moving a whole house. How do you price that?
The same way as a flat: one fixed figure agreed before we start. For a house we need a fuller picture first, so send a room by room list or photos, including the loft, the garage and anything in the garden, and we will quote from that.
Is St John's Wood in the Congestion Charge zone?
No. NW8 is outside it. A move that ends inside the zone picks up the charge for that leg, and it is already included in the price we give you.
