Most of what moves in Central London is a flat, and the flats vary more than anything else about the job. A second floor walk-up in Soho and a concierge-managed apartment in Mayfair hold the same amount of furniture and take completely different amounts of time. The two questions that decide the day are the floor and the lift.

Walk-ups: it is the turn, not the flights

People assume the number of floors is what makes a walk-up hard. It is the staircase geometry. A wide Victorian staircase on the fourth floor is easier than a tight Georgian dogleg on the second, because the turn at the half landing is what physically stops a sofa.

If you can measure two things, the narrowest point of the stairs and the widest dimension of your largest piece, we can tell you before you book whether it goes up whole, comes apart, or does not go at all. That last answer is worth having in advance. We would rather lose the booking than damage your wall proving a point.

Mansion blocks, porters and the service entrance

The red brick mansion blocks off Marylebone Road, in Victoria and across Kensington almost all have a head porter, a service entrance separate from the front door, and rules about protecting the common parts. None of that is difficult. All of it needs arranging before the day rather than negotiating in the lobby.

Give us the porter or building manager contact when you book and we deal with it directly: which entrance, which lift, what floor covering they expect, and whether they want our insurance details on file. A move stalling downstairs waiting for permission is the most avoidable delay in this whole trade.

New-build apartments and booked loading bays

The newer blocks around Victoria, Paddington Basin, King's Cross, Nine Elms and Elephant and Castle are the easiest moves in Central London once the paperwork is done. Underground loading bay, dedicated goods lift, a concierge who handles this weekly.

Two things catch people out. Loading bays have a height restriction, usually around two metres, which a Luton box van will not clear, so we need the stated headroom to bring the right vehicle. And the slot is typically an hour or two, which is plenty for most flats provided everything is packed before we arrive.

Warehouse conversions and the shared goods lift

Clerkenwell, Shoreditch, Bermondsey and Bankside are full of converted industrial buildings with wonderful flats and highly variable lifts. Some take a sofa on its end without complaint. Some take one person and four boxes, and were installed for the conversion rather than designed for moving furniture.

That single detail can double the time a job takes, so we ask about it rather than assume. Send the internal dimensions or just a photograph of the lift, and the time we allow will be realistic instead of optimistic.

Short lets, tenancy changes and moving at short notice

Bayswater, Paddington and parts of the West End turn over constantly, and a lot of those moves are booked with days rather than weeks of notice. We keep some capacity for that, and a small flat within the same week is usually possible.

Where notice genuinely matters is anything needing a bay suspension or a booked lift, because both are on somebody else's timetable. If your tenancy end is fixed, tell us as soon as you know it rather than once the date is close.

Access and what to plan for

Floor, lift and staircase geometry decide this job. Tell us the floor at both ends, whether the lift works and takes furniture, and whether the staircase turns at a half landing. For managed buildings we also need to know whether the goods lift must be booked, whether there is a service entrance, and whether the building wants floor protection or insurance evidence on file. All of that is arranged in advance rather than negotiated on the doorstep.

Van and crew

A studio or one bedroom flat is usually a transit or a Luton in one run. Two and three bedroom flats are a Luton, sometimes with a second trip. The deciding factor is often the building rather than the load: basement loading bays with a two metre limit rule out a box van, and several central streets and mews will not take one at all. We match the vehicle to the access and price any extra run into the original figure.

How much notice we need

A studio or one bedroom flat can often be booked within the same week. Two and three bedroom flats are better with a week or two. Anything needing a council bay suspension or a booked goods lift needs longer, because both run on somebody else's lead time, and building managers in particular can want several working days for contractor access.

What tends to go wrong

Three things we see repeatedly on this kind of job, all of them avoidable with a bit of notice.

Assuming the lift is available

A lift existing and a lift you are allowed to use for a move are different things. Many managed blocks reserve the goods lift and will refuse the passenger lift for furniture entirely.

Booking a Luton for a basement bay

Underground loading bays in newer blocks are commonly around two metres. A box van will not clear the ramp, and finding that out at the barrier costs an hour and the slot.

Not warning us about the one huge item

A corner sofa or a nine-drawer chest changes the crew, not the price band. Mentioned when you book it is routine. Discovered on the day it is a second trip.

Flat and Apartment Removals: common questions

My flat is a fourth floor walk-up. Does that cost more?

It changes the crew rather than the rate. Four flights with a flat's worth of furniture is a two person job where a ground floor flat might not be, and we price it that way from the start. What we will not do is quote it as a one person job and discover the problem on the day.

Will my sofa fit up the stairs?

Measure the sofa across its widest point and the narrowest part of the staircase, usually the half landing turn, and send us both numbers. We will tell you honestly. Many sofas can lose their feet and back cushions and make it. If yours will not go, we would rather say so than damage your wall proving it.

Can you deal with my concierge or porter for me?

Yes, and it is better if we do. Give us the building contact when you book and we will confirm the lift slot, the entrance to use, the insurance they want on file and any floor protection required.

My block only gives a two hour loading bay slot. Is that enough?

For most one and two bedroom flats, yes, provided everything is packed before we arrive. Boxes still open when we get there is what turns a comfortable slot into a rushed one. If you want us to pack as well, book that separately so the timings work.

Do you move flats at short notice?

Often within the same week for a studio or one bedroom, since short-let turnover in areas like Bayswater is a regular part of our work. Anything needing a bay suspension or a booked goods lift needs longer because those run on someone else's timetable.

What if the lift breaks down on the day?

We carry. It happens more than you would like in older converted buildings, and it is why we ask about the floor even when there is a lift. Because the price is fixed rather than hourly, a broken lift does not become a bigger bill.
