Pimlico is the most residential part of SW1 and it moves constantly. The stucco terraces around Warwick Square and St George's Square are almost all converted into flats, tenancies turn over regularly, and a lot of what we do is one and two bedroom moves within a few streets of each other.
The Churchill Gardens and Lillington Gardens estates add a different kind of job. Those have lifts and open access, which makes them quicker, but they also have their own parking rules and estate roads where a van cannot simply be left.
The buildings in Pimlico
The terraces are the defining stock: four and five storeys of white stucco, converted into flats, with a raised ground floor reached by external steps and a communal staircase inside that narrows as it climbs. Basement flats have their own steps down and a tight turn at the bottom. The post-war estates are the counterweight, with lifts that work and corridors wide enough to trolley through.
Parking, loading and access in Pimlico
Pimlico sits partly outside the Congestion Charge zone, with the boundary running near Vauxhall Bridge Road, so whether the charge applies depends on the address and the route in. Westminster controls the parking and the bays around the garden squares are permit-heavy through the working day. Grosvenor Road along the river is a red route. External steps up to the raised ground floor are the thing that most often slows a Pimlico job down, so tell us if your flat has them.

Man and van in Pimlico: common questions
My flat is a basement with steps down from the street. Is that a problem?
It is the most common Pimlico complication and it is manageable. The issue is the turn at the bottom of the steps rather than the steps themselves, because a sofa or a mattress has to pivot in a small space. Mention it when you book so we send two people rather than one.
Is Pimlico inside the Congestion Charge zone?
Partly. The zone boundary runs close to Vauxhall Bridge Road, so some Pimlico addresses are inside and some are not. We check your specific address when we quote, and if the charge applies it is already in the price.
Can you park on the estate roads in Churchill Gardens?
For loading, usually, but not for long and not everywhere. The estate has its own bays and enforcement. We keep the van moving and load in stages rather than leaving it standing for an hour, which is what tends to attract a ticket.
