Belgravia looks uniform from the street and is anything but once you are inside. A stucco house on Eaton Square may be a single residence or six flats behind one door. A mews off Chester Square may be a two storey house with a garage below and a staircase a wardrobe will never come down.
The moves are usually high value and low volume: an apartment changing hands, furniture going into storage during a refurbishment, a single piece being collected for restoration. Wrapping and care matter more here than speed does, and so does the paperwork, because a lot of buildings are run by managing agents with their own rules about who comes through the door and when.
The buildings in Belgravia
Three types, and they behave differently. The stucco terraces on Eaton Square, Chester Square and the streets off them are grand at the front and tight inside, often divided into lateral flats with a communal staircase that turns sharply. Where there is a lift it was usually fitted later into whatever space the stairwell left, and it rarely takes a sofa. The mews behind them, Eaton Mews North, Chester Mews, Wilton Row and the lanes off Kinnerton Street, are narrow two storey houses with the living space above a former coach house and a staircase that dictates what can physically be moved. The purpose built blocks around Sloane Street and Grosvenor Crescent have porters, service lifts and a set of rules, and many buildings across the area are let on long leases whose managing agents set working hours and floor protection requirements.
Parking, loading and access in Belgravia
Belgravia is inside the Congestion Charge zone, and the ULEZ applies here as across London; both are in the price. Grosvenor Place, Knightsbridge and Hyde Park Corner are red routes. The garden squares are Westminster controlled parking and heavily subscribed, so a suspension is often the practical answer for a full move, applied for through Westminster with several working days of notice. Around Belgrave Square many of the frontages are embassies with diplomatic bays and security staff, so we load from the side streets and mews rather than outside them. Towards Sloane Street the boundary with Kensington and Chelsea runs close, and a few addresses near Cadogan Place deal with that council instead. The mews are the real constraint: many are cobbled, most are narrow, and several will not take a Luton van at all. Can a van get down my mews?
It depends on the mews, and it is worth checking rather than assuming. Several Belgravia mews are too narrow for a Luton, and a few have bollards or a width restriction at the entrance. Give us the name when you book and we will match the vehicle to the access, which usually means a smaller van and one extra trip.
Can the van stop outside my building on Belgrave Square?
Often not directly. A lot of the square is embassy frontage with diplomatic bays and security, and most of the remaining bays are for resident permit holders. We usually load from one of the Belgrave mews or a side street, or book a Westminster suspension where there is a bay close enough to be worth it. Give us the house number and we will check before quoting.
My managing agent wants documents and set working hours. Is that normal?
Very normal in Belgravia. Many buildings are run by managing agents on behalf of the freeholder and set their own rules: working hours, lift and floor protection, sometimes a named contact on site. Send us their requirements and we will send the paperwork direct and work within their hours.
How do you protect furniture in transit?
Everything soft is blanket wrapped before it leaves the room, not in the van. Wooden pieces get corner protection, mirrors and glass are wrapped and carried flat, and everything is strapped rather than stacked loose. For genuinely valuable pieces tell us in advance so we bring extra padding.
Do you work with storage during a refurbishment?
Yes, in both directions. We move furniture out to storage at the start of a refurbishment and bring it back when the work is done. If you already have a storage facility we will work with theirs, and if not we can point you at one.
